There are three big mistakes we’re seeing buyers make in our market.
The first is they’re taking too long to jump on the house that hits all (or even most) of the right buttons for them. There are always compromises involved in the home buying process. If you’re waiting for the perfect house to come and you’re not educating yourself about the market, you may lose out on the house you want and spend a long time searching for something to replicate the one that got away.
That leads us to the second mistake buyers are making—not making their offer as strong as it needs to be. Our market has low inventory and a lot of buyers, so there’s a chance you’ll encounter some multiple offer situations. You need to set yourself apart from other buyers and be ready to go full throttle.
The third and final mistake is not choosing the right agent to handle the transaction once they’ve found a house they like and are ready to make an offer on it. When buyers are in the information-gathering stage of the process, they don’t necessarily commit to one particular agent, and they sometimes have the impulse to go straight to the listing agent of a home they like.
There are many pitfalls to doing this, though, so make sure you’re working with an agent who has your best interests at heart and can get your offer accepted in our current market conditions. If there are three buyers for one home, only one buyer can win. At The Lenard Team, we have the tactics and strategies to help our buyers be the ones who win.
